We are a project management and development advisory firm. We manage and coordinate projects on the owner's behalf, advise on development and commercial strategy, control cost and risk, and report to management and investors. We do not provide regulated engineering or architectural design, and we do not carry out construction.

No. Design is delivered by licensed design consultants. Our role is to define the scope, support the selection of those consultants, coordinate their deliverables and hold them to the programme — which keeps our position independent of the parties whose performance we are measuring.

As early as the idea is real. The decisions that determine a project's outcome — development structure, procurement route, phasing and budget — are largely made before site work begins. That said, we are regularly appointed mid-project, and a structured reset of programme, cost and risk reporting is one of our most common engagements.

Yes. That work usually starts with an independent assessment: where the project actually stands against programme and budget, what the exposure is, and what decisions are outstanding. From there we agree a recovery structure and take on the management mandate or an advisory role.

It depends on the engagement model. Full project management assignments and control mandates are typically a fee tied to the project duration; retainers are a fixed monthly fee; feasibility studies and defined consultancy programmes are fixed-scope, fixed-fee. Every engagement is scoped and priced in writing before it starts.

One reporting pack, the same shape every period: executive summary, programme status, cost status, procurement status, a risk register extract, the decisions required, open actions, and a look-ahead. The consistency is the point — it is what makes movement visible.

As a decision-support layer, not a decision-maker. AI-assisted analysis reads across programmes, cost reports, minutes, risk registers and correspondence to surface trends and early warnings a monthly report would not show. Every output is reviewed by a project professional, and all material project decisions remain subject to professional review and client approval.

Yes. Project information is treated as confidential to the client and handled under the terms of the engagement. Where AI-assisted analysis is used, its scope and handling are agreed with the client before any project material is processed.

Yes. We are based in Dubai and work across the United Arab Emirates. Engagements elsewhere are considered case by case, based on the project and the reporting structure required.
